Council Tax band challenge evidence — and the risk your band can go up

The risk first

Before you gather evidence, understand the outcome range. The VOA’s published guide states that challenges have three outcomes: your band can go up, down, or stay the same. The VOA may also review similar neighbouring properties. You must keep paying Council Tax while you wait.

Do not challenge casually. Weak evidence can still trigger a review that leaves you worse off, or that revisits nearby homes.

Comparables (usually up to five)

For an informal band review, the VOA says it needs strong supporting evidence, typically up to five similar properties, judged on location, type, age, and size.

Sales evidence (strict date windows)

How to structure your challenge

  1. Confirm whether you have proposal rights or need a band review.
  2. List up to five comparables with why each is similar.
  3. Add sales evidence only if it falls in the correct window.
  4. Submit via the official online service or challenge form (ctinbox@voa.gov.uk).
  5. Keep paying your bill.
